Sherman’s Tech Boom: Billions in Semiconductor Investments Signal Explosive Growth for Grayson County
Sherman, Texas is no longer a quiet outpost north of the DFW Metroplex — it’s now the epicenter of a national tech and manufacturing boom. Over the past two years, a wave of multibillion-dollar investments has poured into Sherman, putting Grayson County squarely on the map as a critical hub in the future of U.S. semiconductor production.
At the heart of this transformation is Texas Instruments, which broke ground on a massive $30 billion project to build four 300mm semiconductor fabs. These facilities are expected to employ 3,000 people and produce over 100 million chips daily when fully operational by 2025. Meanwhile, II-VI Incorporated (formerly Finisar), is injecting $3 billion+ into expanding its laser component manufacturing site — backed in part by nearly $1 billion in funding from Apple. These chips and optics power technologies from Face ID to future AR/VR products.
This tech-fueled growth isn’t happening in a vacuum. Sherman is investing heavily in infrastructure, expanding U.S. Highway 75 and FM 1417 to accommodate the traffic of a rapidly growing workforce. Educational programs, like partnerships with UT Dallas and the North Texas Semiconductor Institute, are already training the next generation of engineers and skilled workers.
The private sector is betting big on the future as well. Projects like the Bel Air community and Cottonwood Development are adding thousands of homes, mixed-use space, and high-end amenities, aiming to support the wave of new residents coming to Grayson County. Texas Republic Management has also scooped up over 700 acres, signaling confidence in the long-term vision of the so-called “Golden Corridor.”
